RFA Mortgage Services Inc. offers a financing vehicle that bridges the gap between traditional financing and the equity investment required for real estate projects, including acquisitions, redevelopments and new construction. A mezzanine loan is a cross between a conventional loan and a direct investment made by RFA or one of the company's investors and is intended to aid developers and builders in obtaining additional equity to secure construction loans from institutional lenders. An RFA mezzanine loan will typically be secured by the project and sit subordinated to the senior institutional lender.

RFA looks for developers with a consistent track record, projects located in healthy economic markets across Canada, equity invested in the project by the borrower, a well-defined exit strategy and projects with the potential to add value. A combination of interest, commitment fees and profit participation is used to generate RFA's required yield.
